Rental Repairs and Maintenance
We are committed to keeping your rental property safe, secure, and comfortable.
Under the Residential Tenancies Act 1997 (VIC), repairs are classified as either urgent repairs or non-urgent repairs.
How to Lodge a Maintenance Request
You can lodge all repair and maintenance requests in one of the following ways:

When submitting your request, please provide:

A clear description of the issue

Photos or videos (if available)

Your best contact details
This process applies to both urgent and non-urgent repairs.
Non-Urgent Repairs
Non-urgent repairs are issues that do not require immediate attention.
Examples include (but are not limited to):

Reattachment of door handles and hinges

Repairs to curtains and blinds

Cleaning of gutters

Repairs to bathroom exhaust fans

Repairs to television reception
-
Repairs to a malfunctioning dishwasher

Dripping taps or minor leaks

Cupboard or drawer adjustments
Urgent Repairs
Urgent repairs are issues that affect safety, security, or essential services and must be addressed immediately.
Examples include (but are not limited to):

Burst water service or serious water leak
-
Blocked or broken toilet (if there is only one)

Gas leak or dangerous electrical fault

Serious roof leak, flooding, or storm damage
-
Failure of essential services (hot water, cooking, heating, cooling, laundry)

Fault or damage making the property unsafe or insecure

Broken external door or window lock
-
Smoke alarm, pool fence, or safety device not working

Mould or damp caused by the building structure
During office hours: Lodge your request via PropertyMe or the online link, and also contact your property manager by phone for urgent attention.
After hours: Please first submit a maintenance request form; if you receive no response within 30 minutes and the issue is an urgent repair, you may then contact an authorised emergency tradesperson (as listed in your lease). If the repair is not an urgent matter under the Act, you may be liable for after-hours call-out costs.
